FAQs

Home staging is the process of preparing and presenting a property to appeal to the widest possible audience. This can include furniture, artwork, accessories, soft furnishings and styling, as well as advice on layout and presentation. The aim is to help buyers visualise themselves living in the space and create a strong first impression.

What is staging?

Why should I stage my property before selling?

2

A well-presented property can attract more attention online, encourage more viewings and help buyers form an emotional connection with the home. Staging also helps showcase the property's layout, scale and potential — particularly when a property is empty.

How much does staging cost?

The cost depends on the size of the property, the number of rooms being staged and the level of service required. As a general guide, our staging costs typically range from 0.5%–1% of the property's value. We provide a tailored quotation following an initial consultation.

3

How long does the furniture stay in the property?

4

Our standard full staging service for vacant or occupied properties has a minimum rental period of two months. Longer rental periods can be arranged where required.

Do you supply everything needed for staging?

5

For a full staging project, yes. We can supply furniture, rugs, artwork, mirrors, lighting, cushions, throws and decorative accessories to create a cohesive scheme. We take care of delivery, installation and removal, so you don't have to coordinate multiple suppliers.

Do you provide the furniture or do I need to buy it?

6

We provide furniture as part of our rental staging service, meaning you don't need to purchase, store or dispose of furniture after the property sells. For serviced accommodation, we source and supply furniture packs to remain at the property.

How quickly can you stage a property?

7

Timescales depend on availability, the size of the project and the level of staging required. We recommend getting in touch as early as possible so we can coordinate furniture, delivery and installation around your photography and marketing schedule but we can offer full installation in as little as 7-10 days when required.

Is staging only for expensive properties?

8

Not at all. Every property benefits from thoughtful presentation. The level of staging simply needs to reflect the property, its target buyer and the local market. Our approach is tailored rather than one-size-fits-all.

Will staging guarantee that my property sells?

9

No staging company can guarantee a sale, but great presentation can help your property make a stronger first impression and compete more effectively in the market. Staging works alongside good pricing, photography, marketing and the expertise of your estate agent.

When should I arrange staging?

10

We would always recommend staging before your property goes to market and before professional photography takes place. This means your listing launches looking its best from day one, rather than waiting to see how the property performs before making changes.

Where do you offer staging?

Space + Story Staging is based in Berkhamsted and works across Hertfordshire, Buckinghamshire and Bedfordshire, including areas such as Chipperfield, Amersham and Kings Langley.
